Nevada assesses property at 35 per cent of taxable value, with abatement capped at 3 per cent annually for a primary residence and 8 per cent otherwise, the lower cap depending on an affidavit being on file.
Transfer tax is $1.95 per $500 statewide plus $0.60 in Clark County, giving $2.55 per $500, with grantor and grantee jointly and severally liable. NRS 116.31135 applies identically here, with its 3 exceptions and its 80 per cent vote threshold.
