The Jurisdiction Map Is Not What You Think
Five incorporated cities sit in Clark County: Las Vegas, Henderson, North Las Vegas, Boulder City and Mesquite. Around and between them sit the unincorporated areas, and those hold an enormous share of the valley's population.
Enterprise recorded 221,831 residents at the 2020 census, Spring Valley 215,597 and Sunrise Manor 205,618, and none of the three is a city. All carry Las Vegas mailing addresses, which is why almost nobody knows which government they answer to until they need a permit.
Association Density Is the Other Line
The newer and more master-planned the area, the more likely the property sits under a declaration that may put the repair duty on the association rather than on you. That is set out on our page covering who decides the rebuild.
Older central areas are more likely to be free of it. The difference matters more after a fire than at any other moment in owning a house.
